We start with a conversation to understand your needs and wants, and then we schedule a no-obligation consultation to learn more about you and your home. Before anything happens, you’ll have a comprehensive contract — in writing — that covers everything your project needs, from nails to crews to permits, and a defined timeline, so you’ll know what is scheduled to happen on any given day, who will be doing it, and when it’ll be finished. Should you have questions, your dedicated project leader is there for you from the start until the end, working with you to ensure your project is done right every step of the way.

Don’t rely on a guesstimate.

Back-of-the-napkin ‘free’ quotes don’t compare to a comprehensive estimate that’s built on experience and local knowledge. Square-foot pricing leads to cost overruns and missed deadlines.

Fixed-Fee Pricing

If you’re looking at multiple estimates, make sure they’re actually comparable. At MAC, we’ve found that fixed-fee is the right fit for our design-build approach. Other builders in Victoria prefer a cost-plus approach.

With cost-plus, you agree to pay the builder the actual costs paid for labour and materials, plus markup: you won’t know the final price until the project is fully completed. With cost-plus, there’s no incentive for the builder to complete your renovation on time or on budget.

Back-of-the-napkin guesstimates based on price per square foot leave you holding a bill that’s often much more than you were quoted. Don’t settle for a builder who doesn’t make the time to accurately estimate everything required to complete your renovation the way you want it done.

With MAC Reno Design-Build, our fixed-fee pricing works because the work and materials are already determined before a shovel is lifted or a light is ordered. Since we know what’s required to complete every step of your project, we can determine an accurate price and timeline in advance. Design-build adds accountability and transparency to your project without sacrificing quality or flexibility. If something comes up during the renovation and you want to change an aspect of the design, we’ll create a change order so you can see how it will affect the timeline and final costs. During the design process, you’ll be invited to join us in our design centre at The Ranch, a place where you can see and feel the wide selection of materials and fixtures that might be featured in your home.

Here, you will find many of the materials you can choose from: feel the flooring and fabrics, see the patterns and styles, and experience the quality of the materials you’re selecting.

Visiting different showrooms to choose the various materials used to take multiple – often overwhelming – trips across many days. With the MAC Reno Design-Build design centre, you can confidently and quickly choose what’s right for your home, so you and your designer can spend more time finding the perfect style and less time driving around town.

Architectural Design

An interior designer with an education and experience with interior architecture — like the people on our design team — brings a robust skillset to the job.

They understand the building principles of your home, and they have extensive knowledge of the various computer-aided design (CAD) tools required to create plans and visual representations of the different elements of your renovation. In addition to the design aesthetic, our professionals have the technical skills to bring your project to life.

We have over 45 years of experience in home renovations in Greater Victoria, so we’re familiar with the different types of homes and structures around the city. We’ve worked on heritage homes in Fairfield, modern condos in the Victoria core, prestigious estates in North Saanich, sprawling residences in Sooke, elegant abodes in Esquimalt, and so many more. There’s a good chance we’ve completed a renovation or two in your neighbourhood.

Construction

Once the construction agreement is signed, we’ll apply for the necessary building permits and then give you a firm schedule of events with a completion date.

We’ll introduce ourselves to your neighbours so they know who we are and what we’re doing, and we’ll give them a number to call should they have any questions or concerns.

Throughout your construction project, you’ll be able to monitor our progress by logging into your personal renovation project page, where you’ll find daily updates with photos, change request tracking, cost updates, and more. When appropriate, we use a negative-air exhaust system to prevent dust from settling in your house.
